Fire Risk Assessments

Complete Fire Risk Assessment Reports

Mascott use qualified associates to produce your Fire Risk Assessments. They are members of The Institute of Fire Safety Managers and hold relevant qualifications, copies of which can be provided if required.

Prior to 2005 the Fire Brigade were responsible to assess a building for fire safety and they provided a Fire Safety Certificate. The Fire Brigade still hold jurisdiction on fire safety within their area and now require you to provide an adequate Fire Risk Assessment report on your business and premises. Failure to do so, if required, and dependent upon the level of fire safety breaches, could result in prosecution.

A Fire Risk Assessment report is a legally binding document taking into account the type of building, type of business, persons at risk, fire alarm, fire extinguishers, emergency lighting, signage etc. The report we deliver is specific and identifies areas of risk and any remedial works that would need to be carried out within given time frames.

The Regulatory Reform Order (RRO) covers general fire precautions and other fire safety duties, which are needed to protect ‘relevant persons’ in case of fire in and around most premises. The Order requires fire precautions to be put in place where necessary and to the extent that it is reasonable and practicable in the circumstances of the case. Responsibility for complying with the Fire Safety Order rests with the Responsible Person. The Responsible Person cannot devolve their personal responsibilities to a consultant or employee.

What exactly is a fire risk assessment and how is it conducted?

In short, we are there to help you become compliant with the ‘Fire Safety Order’ and our assessment will enable you to do this by following a simplified action plan that will be produced for you following the assessment. This will easily enable you to then tick off tasks required as you go to achieve compliance!

Does a block of flats or an HMO, require a fire risk assessment?

Where the building contains two or more sets of domestic premises with communal areas, then a Fire Risk Assessment is required. These include multi-occupied residential buildings such as HMO’s and blocks of flats; although individual flats themselves are excluded, the flat entrance doors, balconies and external wall coverings will be assessed as set out in the Fire Safety Act 2021.

Evacuation Diagrammatical Plans

As part of your detailed fire emergency evacuation plan you are required to include a diagrammatical plan on each floor to indicate directions for safe egress from the building.  Mascott can provide this service to you.   Please contact us for a free quotation.
